How DryMark Restoration Poway Was Born in Poway

We opened this branch in 2011 because we had watched too many homeowners in Poway get stuck between their insurance company and a restoration bill nobody would explain. The exact moment came after a water loss in a home near Lake Poway. The drying company had packed up and left, the floors were still reading wet with a moisture meter, and the adjuster was denying the second half of the claim because the first company’s paperwork was three handwritten notes on a carbon copy. The homeowner, a retired teacher, was going to pay seven thousand dollars out of pocket for work that should have been covered if someone had just documented it properly.

That night we called Haven and asked what it would take to bring the DryMark standard to Poway. Alicia Brennan came to this work sideways, through a flood in her own kitchen in Escondido, back when she was still working in property management. A supply line failed at two in the morning. By the time the sun came up, the water had traveled through the cabinets, into the wall cavity, and down to the crawl space. The company she hired set three fans in the kitchen, collected their check, and left. Two weeks later the drywall behind her refrigerator was black with mold and her insurance claim was denied for “insufficient mitigation documentation.”

She spent the next month learning everything she could about psychrometrics, the science of drying. She read the IICRC S500 standard cover to cover in a borrowed office after hours. The smell of her own wet cabinets, that particular sourness of drywall that has been wet too long, is still what gets her out of bed when a call comes in at three in the morning. She does not want anyone else to live with that smell because someone else was in a hurry.

If she were not doing this, she would probably be restoring old houses anyway, just slower and with worse insurance. What she loves about restoration is that it has a finish line. You measure the moisture content at the start, you run the equipment according to the math, you measure again, and when the numbers match the dry standard, you are done. There is no ambiguity. The wood either reads below sixteen percent or it does not. The documentation either shows a complete drying curve or it does not. That clarity is rare in any trade, and she has built her entire branch around protecting it.

She still walks every job site personally when she can, especially the ones where another company has already been and gone. She carries the same moisture meter she bought in 2011. The rubber grip is worn smooth where her thumb rests.

Alicia Brennan is the Owner and Founder of DryMark Restoration Poway. She holds IICRC certification in Water Damage Restoration and has completed advanced training in structural drying and applied microbial remediation. Before opening this branch, she spent years on the property side of the industry, which taught her what a claim file looks like from the adjuster’s desk and exactly what documentation turns a disputed invoice into a paid one.

What separates Alicia from a corporate franchise technician is that she still writes her own scopes of work. She does not hand a tablet to a salesperson and hope for the best. On weekends she trail-runs the hills above Poway, and she thinks the discipline of that, the slow accumulation of miles, is not so different from the discipline of drying a house properly. She does not believe in shortcuts. She believes in the number on the meter and the signature on the log.

We have worked in the ranch-style homes off Espola Road where the original slab foundations wick moisture differently than anything built after 1990.
